Summary of requirement
We are seeking a Mumbai based, motivated and well-experienced Project Manager to assist us in planning, supervising and overseeing our interior design projects in Mumbai.
Key responsibilities for all projects
- Preparation of detailed B.OQ’s.
- Preparation and maintenance of Gantt charts.
- Preparation and maintenance of material delivery schedules.
- Assisting in hiring contractors and subcontractors.
- Assisting in procuring, analysis and negotiations of bids and quotations.
- Coordination with all vendors and subcontractors to ensure timely delivery of materials and checking of brands as per approved BOQ.
- Coordination with the design team and all vendors and subcontractors to ensure timely execution as per approved gantt chart.
- Coordination with engineers and local architects as may be required.
- Reporting to the design team daily on site progress and generating site reports using the approved software.
- Overseeing projects from beginning to end including construction and interiors and maintaining updated drawing sets on your person as well as at the site.
- Assisting inconducting site assessments with a senior designer and/or draughtsman
- Checking to ensure that work is progressing in strict compliance with approved GFC drawings and 3D views.
- Certification of running bills of contractors.
- Assisting in managing budgets and estimating costs when required.
- Assisting in determining the necessary equipment, materials, and manpower required to maintain consistent workflow at the site.
- Keep track of inventory, tools and equipment in case they are the property of Nitido Design.
- Ensuring that supplies and equipment are ordered and delivered to the site in accordance with the material delivery schedule.
- Actively resolve any problems that may arise during the interior construction and interior fit out.
- Ensure that vendors/contractors/sub-contractors observe proper compliance with local safety regulations and building codes and report any infractions to your designated supervisor.
- Conduct daily site checks of all agencies to monitor progress and ensure strict adherence to established quality standards.
- Create and circulate snag lists and coordinate with all agencies involved to ensure proper rectification of the same and report the same to the design team.
- Ensure completely smooth handover and manage after sales customer support as per guidelines provided by Mumbai office.
Qualifications, experience and qualities
· Bachelor’s degree/diploma in interior design, architecture, construction management, quantity surveying or another related field.
- Minimum of 5 to 8 years of project management and related experience.
- Comprehensive experience in preparing BOQ’s and in QS.
- Strong experience in QA QC for luxury residences.
- Project Management Professional (PMP) certification – Not essential
- Familiarity with project management software tools, methodologies, and best practices.
- Experience seeing projects through the full life cycle.
- Excellent analytical skills with an ability to plan ahead.
- Strong interpersonal skills and extremely resourceful.
- Proven ability to complete projects according to outlined scope, budget, and timeline.
- Excellent knowledge of construction materials and equipment.
- Highly organized with excellent time management ability.
- Previous experience in a leadership role with strong and proven leadership skills.
- Previous work experience in construction management or another similar role with an understanding of construction management processes.
- Excellent knowledge of relevant rules and regulations as well as quality standards and human resources.
- Conflict resolution and conflict management experience.
- Able to multitask with a strong understanding of core manager duties.
- Excellent communication skills and interpersonal abilities, including negotiation skills.
Language
Hindi - Good spoken Hindi is a pre-requisite for this job as you will be communicating with site supervisors, contractors, sub-contractors and vendors in Hindi.
English – Good written and good spoken English is a pre-requisite for this job as you will be preparing BOQ’s including writing descriptions and communicating with our clients.

Strong and consistent communication - You will be communicating regularly with the design team, the management team, the contractors, sub-contractors and vendors. Strong, clear and consistent communication is highly valued by our company and we expect you to follow all communication protocols with the highest levels of professionalism.
Timings – Though working hours will be structured, we expect you to communicate with the design team, the management team, the contractors, sub-contractors and vendors outside of working hours in case this is required.
Relations with contractors, sub-contractors and vendors – You relations with contractors, sub-contractors and vendors must be cordial yet strictly professional.
Presentation – We offer our clients a premium quality service and as our representative in the office and at the site you are required to be well dressed and well presented.
