Job Description

The Sales Executive will be responsible for renting out Co-Living spaces for Olive Residences and generating revenue for the assigned cluster. This position will be directly involved in execution and converting leads into rent paying customers.

Responsibilities

1.      Direct and Indirect Sales- 

-      Generating new sales pipeline and renewals for respective properties in the cluster

-      Reaching out to leads via Calls, Whats app, E mails, Messages and other social media platforms

-         Take part actively on larger sales opportunities in the cluster, successfully collaborating with corporate & enterprise sales teams.

-         Execute property wise strategy to improve sales, specialized perspective on each property to improve unit sales – profitability – and to deliver positive unit economics.

-         Should be capable of excellent product orientation (Product knowledge – Assets to Amenities) to potential customer or institutions via different communication medium.

-         Execute innovative ideas and scalable solutions including data management and sales processes to achieve team goals (e.g. Sales force).

-         Work cross functionally with other departments (Business Developments, Transformations, and Operations) to customize offerings and contractual agreements.

-         Work closely with the sales and revenue operations to constantly analyze results and identify opportunities to improve revenue, systems, processes and programs for the respective cluster.

-         Owning the full sales cycle for Olive with new and renewing members. This involves pitching, touring, negotiating, and executing contracts 

-Work towards 100% occupancy in our buildingsMaintenance of 100% occupancy in respective cluster and very proactive approach towards retention & revival activities to be executed on daily basis.

-         The role will be responsible to maintain the target of - Avg. Bed selling price according to the fixed Rack rate, Handling coupons & discounting process honestly, Controlling & channelize sale as per bed configuration, Handling customer escalations till the reservation process is completed successfully, Prioritization of properties in terms of sales within the cluster, creating moment of truth by buyer and product match in rhythm on daily basis.

-         Track the local & city market for trends and competition ensuring differentiated positioning for Embassy Group and its projects is secured and maintained at all times in that respective cluster .

2.      Product Expertise, including: 

-         Building & Product: Product knowledge as a whole and for the local sub-market, inclusive of local attractions, changing trends, nearby competitors, Local institutions , Local events and pricing .

-         Community: Building and maintaining relationships with members / potential new members and key internal teams (e.g., Community teams, Facilities teams)

-         Online Scrutiny: Proactively vigilant on online status of the property in terms of any rectification (If required) to be highlighted; such as Location of property is wrongly shown, amenities are wrongly shown, pricing online is correct or not, property rating etc.

-         Offline Scrutiny : Cluster sales executive should visit the property in regular intervals to understand the product and if any changes are taking place on ground to ascertain the changes in pricing of the bed or amenities provided and report back

Qualifications and Expereince

  • Graduation/ Post Graduation
  • 3+yrs of relevant industry (coliving) sales experience
