Job Description
We are urgently looking to hire 2 experienced professionals for our sites at Ajmer Road.
Job Summary:
A Land and Building Valuer – Site Visitor is responsible for assessing and valuing immovable properties, including land and built-up structures such as residential, commercial, and industrial buildings. The role involves conducting site visits to evaluate physical dimensions, location advantages, building quality, and other influencing factors, and then applying market-justified land rates and valuation methods to determine fair market values. The Valuer ensures that the property valuation is accurate, transparent, and aligned with industry standards and applicable legal frameworks.
This position requires strong technical skills, attention to detail, familiarity with property markets, and the ability to work independently during field visits. The valuation reports produced are often used for purposes such as property purchase, sale, taxation, mortgage, insurance, and legal disputes.
Key Responsibilities:
1. Site Inspection and Measurement

Visit sites to inspect land plots and built-up properties including residential, commercial, industrial, and agricultural premises.

Take precise measurements of land area, building dimensions, floor heights, open spaces, setbacks, and layout as per architectural plans or physical inspection.

Capture photographs and note important site characteristics such as road access, location advantages, surroundings, infrastructure availability, and topography.

Identify and record any encroachments, easements, unauthorized constructions, or structural defects.
2. Land and Property Valuation

Analyze site-specific information and apply relevant land rates from government guidelines (circle rates), market trends, or comparable sales.

Evaluate building construction quality, age, material usage, depreciation factors, and type of usage (residential, commercial, industrial, etc.).

Apply standard valuation methods such as:

Comparative Market Approach

Cost Approach (including land + depreciated building cost)

Income Approach (for rental properties or investments)

Ensure valuation methodology is clearly explained and backed by verifiable data and calculations.
3. Reporting and Documentation

Prepare detailed property valuation reports including site photographs, building sketches, land area calculations, and justification for value estimates.

Include relevant regulatory details such as zoning classification, land use category, applicable FSI (Floor Space Index), and development regulations.

Maintain a transparent and defensible valuation report suitable for submission to banks, courts, clients, or government authorities.

Document the data collected in both hardcopy formats (notebooks/registers) and digital files (Excel, Word, or specialized valuation software).
4. Market and Legal Research

Study prevailing market rates for land and buildings in the area using available data, broker inputs, online portals, and registrar records.

Remain updated on government rates (circle rates or ready reckoner values), urban development policies, and property taxation rules.

Check property titles, encumbrances, and ownership records when required (often in coordination with legal professionals).

Be familiar with local building by-laws, municipal regulations, and planning authority guidelines.
5. Client and Stakeholder Communication

Interact with property owners, developers, municipal officers, and clients to gather property-specific information.

Communicate findings clearly and professionally, and respond to queries related to valuation methodology or final value derived.

Maintain ethical standards and confidentiality when handling sensitive property or client information.
Required Qualifications and Skills:

Education: Bachelor’s degree or diploma in Civil Engineering, Architecture, Urban Planning, or Real Estate Management. A recognized certification or license in property valuation is preferred (e.g., registration with Valuation Regulatory Authority or IBBI-certified valuer in India).

Technical Knowledge: Sound understanding of valuation principles, market analysis, property laws, government rates, and depreciation techniques.

Measurement Skills: Proficiency in using measuring tools (measuring tape, laser distance meters, etc.) and reading architectural drawings and blueprints.

Software Proficiency: Familiarity with Microsoft Excel, Word, and property valuation software (e.g., Argus, RealData, or custom-built tools).

Communication: Clear verbal and written communication skills for report writing and client interaction.

Analytical Skills: Attention to detail and the ability to interpret legal documents, municipal records, and building plans accurately.
