Job Description
We are hiring a candidate for the post of project manager who can take complete responsibility of residential individual high end residential projects and other civil construction projects.
This job expects the skill set of the candidate with project planning, scheduling, problem-solving, support to site engineers, reporting. communication with all stakeholders, contract management, bill verification.
Candidate with the leadership quality, team management and very good communication skill may apply for this post.

Key Responsibilities:
1. Complete Project Ownership

Take full responsibility for the planning, execution, and delivery of assigned high-end residential and civil construction projects.

Act as the single point of contact between the client, consultants, contractors, vendors, and internal teams.

Monitor project timelines and ensure adherence to deadlines without compromising quality.
2. Project Planning & Scheduling
-
Prepare detailed project execution plans, work breakdown structures (WBS), timelines, and milestones.

Coordinate architectural, structural, and MEP drawings for on-site execution.

Develop construction schedules using tools like MS Project, Primavera, or Excel trackers.

Allocate tasks to site engineers, supervisors, and subcontractors effectively.
3. Site Management & Supervision

Conduct regular site visits to monitor progress, provide direction, and resolve issues.

Ensure proper construction methodology, safety practices, and quality standards are followed on-site.

Supervise daily site activities including RCC, brickwork, plastering, finishing, plumbing, electrical, waterproofing, and interior execution.
4. Budgeting & Cost Control

Prepare project budgets and control expenditures within approved limits.

Approve contractor bills, track material procurement, and manage project finances in coordination with the accounts team.

Implement value engineering practices to optimize cost without compromising on quality.
5. Vendor & Contractor Coordination

Finalize and negotiate with vendors, contractors, and service providers.

Ensure timely work progress by coordinating with labor contractors, material suppliers, and third-party agencies.

Review contracts, work orders, and purchase orders to ensure alignment with project scope and budget.
6. Client and Consultant Coordination

Regularly communicate with clients to provide project updates, obtain approvals, and clarify design or execution queries.

Coordinate with architects, structural engineers, and consultants to ensure technical alignment.

Manage expectations and ensure client satisfaction throughout the project lifecycle.
7. Quality Assurance & Compliance

Maintain the highest standards of quality in construction finishes, materials, and craftsmanship.

Conduct inspections, snagging, and quality checks at each stage of construction.

Ensure compliance with local building codes, safety regulations, and statutory requirements.
8. Documentation & Reporting

Maintain detailed project documentation including drawings, BOQs, work logs, photos, and material approvals.

Submit daily/weekly/monthly progress reports, dashboards, and status updates to senior management.

Record and address variations, delays, or issues impacting the project timeline or cost.
9. Handover & Post-Completion

Ensure completion of punch list/snag list items before project handover.

Coordinate final inspections, approvals, and documentation for occupancy or project closure.

Manage post-handover services such as maintenance coordination or defect resolution.
