Job Description
Key Responsibilities
1. Property Sourcing and Acquisition

Research and identify potential real estate opportunities, including land, office space, commercial properties, residential developments, and investment properties.

Develop and maintain a network of brokers, agents, property owners, developers, and other key stakeholders to ensure a consistent flow of sourcing leads.

Evaluate potential sites and properties based on strategic fit, location, market demand, and investment potential.

Conduct feasibility studies, including analyzing market trends, property values, and future growth potential in targeted areas.

Negotiate terms, prices, and conditions of real estate transactions with property sellers, landlords, or developers.
2. Market Research and Analysis

Continuously monitor and analyze the real estate market for new trends, opportunities, and competitive pricing.

Provide insights and strategic recommendations on property acquisitions, land developments, and investment opportunities.

Use market intelligence tools, reports, and databases to assess the value and potential of identified properties.

Track market conditions, zoning laws, regulations, and other factors that may impact the value or viability of properties.
3. Strategic Planning and Reporting

Work closely with senior leadership and the real estate team to align sourcing strategies with the company’s long-term goals and objectives.

Prepare detailed reports, including property evaluations, financial models, risk assessments, and recommendations for property acquisition or leasing.

Provide regular updates to leadership on sourcing activities, market trends, and acquisition status.

Manage budgets for property acquisitions and ensure cost-effective procurement strategies are followed.
4. Stakeholder Management and Negotiations

Build and maintain strong relationships with key stakeholders, including real estate brokers, agents, developers, investors, and other industry professionals.

Coordinate with legal, financial, and operational teams to ensure that all acquisitions comply with legal requirements and organizational policies.

Lead negotiations and contract discussions, ensuring favorable terms for the organization while mitigating risks.

Work with internal teams to ensure all necessary due diligence, documentation, and approvals are completed before finalizing transactions.
5. Vendor and Contract Management

Oversee the vendor selection process for property-related services, such as property inspections, appraisals, legal consultations, and financial evaluations.

Manage contracts with real estate vendors, ensuring that agreements are executed in accordance with agreed-upon terms and conditions.

Ensure compliance with all real estate regulations, zoning laws, and local government policies.
6. Risk Management

Identify potential risks in property acquisitions and work with the relevant departments to mitigate these risks.

Ensure that all properties acquired are free from legal encumbrances, environmental issues, or other potential liabilities.

Assess and evaluate risk factors in property deals, including location-specific risks, economic shifts, and legal challenges.
